Quick answers about living in Plantation Resort 1 — dues, approvals, amenities, and more.

How much are HOA dues, and how do I pay?
Annual dues are $395, billed each January. Residents pay through the CiraNet resident portal (RealManage) at resident.ciranet.com.
Do I need approval before changing my home’s exterior?
Yes. Exterior changes — fences, paint, roofs, additions, and major landscaping — need written Architectural Committee approval before work begins. Submit your request through the CiraNet resident portal at resident.ciranet.com. City permits are separate and don’t replace HOA approval.
Who manages the Association?
Plantation Resort 1 is professionally managed by RealManage. The community manager is Melissa Peters, 866-473-2573.
What amenities does Plantation Resort 1 have?
A community pool, two pickleball courts, a tennis court, and a basketball court, open 7 a.m.–10 p.m. The pool runs seasonally; dates are posted each spring. See Amenities.
How do I get into the pool and court areas?
Access uses a mobile key in the free Avigilon Alta Open app (download links are on the Amenities page). Install it on your phone, then the HOA will set up your access — questions go to .
Is the golf course part of the HOA?
No. The Club at Frisco Farms is an independently owned, public golf course operated by Arcis Golf. It is not an HOA amenity, although many homes enjoy its views.
What’s the difference between Plantation Resort 1, 2, and Augusta Farm?
They are separate homeowners associations within the larger Plantation Resort community, each with its own board, amenities, and dues. This site is for Plantation Resort 1 (Phase 1).
Where can I read the governing documents?
The full recorded Declaration, amendments, and memorandums are in the resident area (with in-page search): Documents — you’ll be asked for the resident passcode.
How do I get the resident login?
